About Me

Rooted in Craft. Driven by Design.

Architecture has been my lifelong pursuit. I grew up on job sites, watching my father build homes from the ground up. Before I was a teenager, I earned my first paycheck framing houses alongside his crew. Those early experiences taught me the rhythm of construction, the value of precision, and the pride behind every finished structure. That hands-on foundation still shapes how I approach design today.

Since 1996, I’ve immersed myself in architecture, practicing and studying both nationally and internationally. Like my construction journey, I started from the ground up: first in site design and civil work, then residential drafting, moving into tract home subdivisions, multi-family housing, and commercial developments. Along the way, I sharpened technical expertise and honed the ability to craft spaces that balance beauty, purpose, and practicality.

Experience Includes:

  • Site Planning & Urban Infill

  • Residential Design: from modest additions to high-end custom homes

  • Tract Home Subdivisions & Master Planning

  • Multi-Family & Affordable Housing

  • Commercial Tenant Improvements, Hospitality & Mixed-Use Developments

Our team blends technical expertise, creative vision, and practical know-how. At YOLLA ink, we see every project as a blank canvas. Every ink splat is a new idea, a challenge, and a chance to create something functional, beautiful, and lasting. From that first sketch to the finish build, we help guide every project with precision, compassion, and respect. Our approach is collaborative, ensuring every project evolves from a spark of inspiration into a fully realized space.

Let’s build something meaningful together!

Services

Turn your ideas into ink splats and then into reality with design, permit, and construction services for residential and commercial projects. We have helped develop ink splats across California, Arizona, and Nevada territories, assisting at every milestone with practical solutions, clear communication, and fast turnarounds.

DESIGN

We shape your ink splat into practical plans, collaborating with our licensed architects and engineers to explore layouts, select materials, and create a solid foundation, minimizing costly revisions and setting your project on the right course.

PERMIT

Your ink splat is reviewed against local codes, fire regulations, safety standards, and zoning laws. This ensures compliance and smooths the path forward.

CONSTRUCT

We help bring your approved ink splat to life, whether by partnering with your builder, working with one of our licensed contractors, or helping you go owner-builder by coordinating with trusted local trades. From foundations to finishes, we ensure your build stays true to your original design intent.

Design

Where the Ink Splat Takes Shape

Every project begins in abstraction.

Design is the moment when the splatter becomes clarity — where an idea begins transforming into something meaningful, functional, and buildable.

What Design Involves

Pre-Design
Understanding the site, goals, opportunities, and project requirements.

Schematic Design
Exploring concepts, sketches, layouts, and the overall design direction.

Design Development
Refining materials, details, systems, and the character of the space.

Construction Documents
Creating coordinated drawings and documentation to support permitting and construction.

Why Design Matters

Rushed design is like building directly from an ink splatter without defining the lines.

Thoughtful design creates clarity before major decisions are made. It helps reduce uncertainty, improve coordination, and protect the project’s time, budget, and overall vision.

Typical Design Investment

Architectural and engineering fees vary depending on project type, complexity, location, and level of service.

A general planning range:

Approximately 5%–15% of total project investment

Lower range:
Straightforward projects with limited complexity.

Higher range:
Custom designs, challenging sites, and projects requiring greater coordination and detail.

Typical Design Timeline

Approximately 3–12+ weeks

Timeline depends on:
Project complexity
Scope of work
Owner decisions
Consultant coordination
Project requirements

Permit

When the Ink Meets the Rules

Once the design begins to take shape, the next step is understanding how the vision fits within the requirements of the place where it will be built.

Permitting is the process where your ink splat is reviewed against zoning, building codes, safety standards, and local regulations.

The goal is simple: create a project that is safe, compliant, and ready to move forward.

What Permitting Covers

  • Zoning and land-use requirements

  • Building code review

  • Development plan review

  • Fire and life safety compliance

  • Accessibility requirements

  • Utility, school, park, and applicable impact fees

Why It Matters

Permitting can feel complex, but it is an essential part of protecting your investment.

Proper approvals help ensure your project can move forward legally, meet safety standards, and support long-term value.

A thoughtful permitting process creates confidence before construction begins.

Typical Permit and Approval Costs

Permit-related costs vary depending on project scope, location, jurisdiction, and required reviews.

A general planning range:

Approximately 2%–5%+ of total project investment

Costs may vary based on:

  • Project complexity

  • Local requirements

  • Additional reviews

  • Impact fees

Typical Permitting Timeline

Approximately 1–6+ months

Timeline depends on:

  • Project size

  • Complexity

  • Jurisdiction

  • Review process

  • Required revisions

Construct

When Ink Becomes Structure

Here the splat leaves the page and becomes something you can experience.

Construction transforms approved designs into real-world spaces. It is where planning, systems, materials, and skilled trades come together to create the finished environment.

A successful construction phase requires communication, coordination, and attention to detail to help keep the project aligned with its original goals.

How Construction Unfolds

Site Preparation and Foundations
Preparing the site and creating a stable foundation for the project.

Framing and Building Envelope
Establishing the structure, form, and protective exterior systems.

Mechanical, Electrical, and Plumbing
Installing the essential systems that support comfort, safety, and functionality.

Interiors and Finishes
Adding the details, materials, and finishes that bring the design vision to life.

What to Expect

Construction is where the largest portion of the project investment typically occurs.

A successful construction process depends on:

  • Clear communication

  • Organized coordination

  • Regular decision-making

  • Quality oversight

  • Collaboration between project participants

The goal is not only to complete the project, but to create a space that reflects the original vision.

Typical Construction Investment

Construction costs are typically:

Approximately 85%–90% of total project investment

May include:

  • Labor

  • Materials

  • Site work

  • Utilities

  • Finishes

  • Contractor-related project costs

Costs vary depending on project scope, materials, location, and complexity.

Typical Construction Timeline

Approximately 3–12+ months

Depending on:

  • Project size

  • Complexity

  • Scheduling

  • Approvals

  • Material availability
