About Me

Rooted in Craft. Driven by Design.

 

Architecture has been my lifelong pursuit. I grew up on job sites, watching my father build homes from the ground up. Before I was a teenager, I earned my first paycheck framing houses alongside his crew. Those early experiences taught me the rhythm of construction, the value of precision, and the pride behind every finished structure. That hands-on foundation still shapes how I approach design today.

 

Since 1996, I’ve immersed myself in architecture, practicing and studying both nationally and internationally. Like my construction journey, I started from the ground up: first in site design and civil work, then residential drafting, moving into tract home subdivisions, multi-family housing, and commercial developments. Along the way, I sharpened technical expertise and honed the ability to craft spaces that balance beauty, purpose, and practicality.

We have helped develop ink splats across California, Arizona, and Nevada territories, assisting at every milestone with practical solutions, clear communication, and fast turnarounds.

DESIGN

We shape your ink splat into practical plans, collaborating with our licensed architects and engineers to explore layouts, select materials, and create a solid foundation, minimizing costly revisions and setting your project on the right course.

PERMIT

Your ink splat is reviewed against local codes, fire regulations, safety standards, and zoning laws. This ensures compliance and smooths the path forward.

CONSTRUCT

We help bring your approved ink splat to life, whether by partnering with your builder, working with one of our licensed contractors, or helping you go owner-builder by coordinating with trusted local trades. From foundations to finishes, we ensure your build stays true to your original design intent.

Design

Where the ink Splat Takes Shape!

Every project begins in abstraction. Design is the moment when splatter becomes clarity, and an idea becomes something that can be built.

What Design Involves:

Pre-Design → Site zoning, planning and your goals
Schematic Design → Sketches, and layouts
Design Development → Materials, and details
Construction Documents → Engineer drawings

Why It Matters:

Rushed design is like building on an ink splatter without defining the lines. Careful design saves time, schedules, money, and a lot of stress later in the process.

Design Fees: (Architect / Engineers)

Lower end 5–10% of total project budget
(Repetitive or straightforward designs)

Higher end (10–15%) of total project budget
(Complex sites, high design detail)

Approximate Timeline: 3 to 12 Weeks
(Pending Owner Approval and Complexity) 

Permit

When the ink Meets the Rules!

Once the design is finalized, your ink splat is tested against the rules of the area. Permits ensure your project is safe, compliant, and legally buildable.

What Permitting Covers:

Zoning and Building code reviews

Developmental Plan checks

Fire, safety, and accessibility compliance

Fees for utilities, schools, parks, and impact

Why It Matters:

Permits may feel bureaucratic, but they protect your investment and family. Without approval, your project can’t be legally built or insured.

Permit Fees: (City / County)

Generally, 2% – 5% of total project budget

(Can be lower in areas with simple approvals, but in cities with strict planning and zoning it can climb higher to sometimes 5% plus impact fees).

Approximate Timeline: 1 to 6 Months

Construct

When ink Becomes Structure!

Here the splat leaves the page and becomes something you can touch. Construction transforms drawings into real-world structures. It’s where planning, systems, materials, and trades come together to create your finished space. A well-managed construction phase ensures your project stays on schedule, on budget, and built to last.

How Construction Unfolds:

Framing and envelope: Establishing the structure’s shape.

Mechanical, electrical, plumbing: The hidden systems.

Interiors and finishes: Adding function, comfort, and aesthetics.

Construction is where most of the budget flows. It requires coordination, inspections, and clear communication to keep surprises under control.

Typically, 85% – 90% of total project budget

(This covers labor, overhead/profit, site work, utilities, finishes, etc.)
